Guided Site is live on the App Store: offline defect and inspection capture for site teams
Guided Site, the iOS app from Guided Home, is available on the App Store from 2 September 2026. It captures defects, photos, annotations, floorplan pins and Part L inspections with no signal and syncs them to the plot record in Inspections and Defects.
Guided Site, the iOS app from Guided Home for site inspections and defect capture, is available on the App Store from today, 2 September 2026. Version 1.0 is free and requires iOS 17.0 or later. The download is 3.1 MB. Site teams sign in with their Guided Home account, and what they capture lands on the same plot record as the Inspections and Defects module.
The app exists because of where defects are found. New-build sites commonly have no usable mobile signal or Wi-Fi in basements, plant rooms, steel-framed cores and rural plots before the mast is live, and browser-based inspection tools stall there. The usual fallback is the phone camera roll and WhatsApp, with defects retyped later. Guided Site stores everything on the device first and syncs when a connection returns.
What shipped
Version 1.0 covers the full capture flow for an on-site inspection.
- Quick defect capture for on-site inspections, with priority levels and a "visible to owner" control set at the point of capture

The App Store listing describes it as follows: "Capture, annotate and pin site defects from your phone, even with no signal. Everything syncs automatically the moment you're back online."
Why a native app
A browser-based tool treats the server as the record and the phone as a window onto it. That is a reasonable design for an office. On site it means the tool stops when the signal does, and the inspector reaches for the camera roll.
Guided Site inverts the order. The on-device store is the source of truth on site. A defect raised in a basement is saved the moment it is raised, along with its GPS-tagged photo and its floorplan pin. Sync is a background process that reconciles the device with the plot record when a connection is available. It is idempotent, so a connection dropped halfway through an upload produces one defect on the record rather than two. It is conflict-safe, so two changes to the same record made while apart are reconciled rather than one overwriting the other.
The camera matters for the same reason. The multi-shot camera is built into the app, so a photo taken during an inspection already knows which plot and room it belongs to. The annotation tools work on the device, and because the mark-up is saved alongside the original image, the contractor sees the arrow and the record keeps the untouched photograph.
Where the capture lands
Guided Site is a surface for the site team, not a separate defect system. Everything it captures joins the plot record in the Inspections and Defects module, where configurable checklists with pass/fail/N/A checkpoints raise defects from failing checkpoints and each defect is assigned to a contractor with a priority and an SLA. Signed PDFs are saved to the plot document vault. The priority and "visible to owner" settings chosen on site carry through.
From there the Defect Connectivity Hub syncs the defect two-way with Procore, Trimble Fieldview, Access Coins, Salesforce and Dynamics 365. Completion documentation for the same plot is held in Document Assurance. Where a defect is marked visible to owner, the resident sees it in the Homeowner Portal.
Getting started
- Download Guided Site from the App Store. It requires iOS 17.0 or later.
- Sign in with your Guided Home account. Your sites and plots are available to browse and search.
- Before going on site, open the plots you will inspect and download their floorplans. Pinning works offline once the plans are on the device.
- Walk the plot. Raise defects, take photos, annotate, pin and complete checklists. When the device is back online, sync runs in the background.
How Guided Home helps
A defect record is only as strong as its weakest capture, and on a live new-build site the weakest capture is the one made where there was no signal. Guided Site removes that dependency for the site team. The rest of the platform turns the capture into a record that holds through the defects liability period, which typically runs for 12 or 24 months from completion, and into the years after it.
In the Inspections and Defects module, the defect raised in the basement is assigned to a contractor with a priority and an SLA, and the inspection it came from is saved as a signed PDF in the plot document vault. Through the Defect Connectivity Hub it appears in Procore, Trimble Fieldview, Access Coins, Salesforce or Dynamics 365 for the contractor, and its status returns to the record. The site team and the office work from one defect rather than two copies of it.
Document Assurance holds the plot's completion documentation alongside its defect history, so a Part L inspection completed in Guided Site sits with the compliance record it supports. For leadership, the Executive Dashboard shows open defects and DLP exposure across the portfolio as they sync in from every site. Where the developer makes a defect visible to the owner, it appears in the Homeowner Portal with the same status the site team sees, which is the position a developer wants to be in when the New Homes Quality Board or the New Homes Ombudsman Service asks what was found and when.
