Guided Home is lifecycle assurance infrastructure for residential assets. The product is the governed, structured record of the asset, from pre-completion through occupation and beyond. Three gaps sit underneath most handover and aftercare failure: the information is not in one place, the evidence is not validated or traceable, and the record does not survive the next change of responsibility. The platform is built to close those gaps.
Completion documentation is checked against the checklist that applies to the plot, not reconstructed after legal completion. Inspection and defect records stay attached to the asset they describe. Access is role-based. Actions on the record are logged. When a deal, a handover, or a tenancy transfer happens, the receiving party inherits the same record, not a zip file that then lives in someone else's drive.
UK housing regulation has converged on the same demand: prove what you disclosed, to whom, and when. That is the Building Safety Act's golden thread, the New Homes Quality Code, the Shared Ownership Code's Key Information Document, and Awaab's Law. The platform is hosted on Microsoft Azure in North Europe (Ireland). It is multi-tenant with logical tenant isolation: one customer's data is not accessible to another. Data is encrypted in transit and at rest. Access is governed through role-based permissions. Document access, user activity and configuration changes are tracked at the event level.
The design principle is data minimisation. We collect the information required to operate the service: property records, documents, inspection data and defect records. We do not collect behavioural data, we do not profile homeowners, and we do not monetise the data we hold. Guided Home holds Cyber Essentials Plus.
