Stage readiness
A plot does not move until the evidence you set is present. Pack release, stage visibility and homebuyer access wait on that evidence. Incomplete plots stay with the operator.
Handover Governance
Operator software for the teams that run the customer: journey stages, stage readiness, pack release, video updates and aftercare communications. One operational record from reservation through aftercare and beyond. The resident app is the surface homeowners and tenants open. This is the product that decides what is released, to whom, and when.
The structural problem
A resident app can show a pack, a stage and a message. It cannot prove that the plot was ready, that the pack was complete, or that the right person saw the right information at the right time. That proof sits with the operator, not with the person in the home.
The product
Handover Governance is the operator platform for Sales, Customer Care and Delivery. It is the control layer behind the resident app. Homeowners and tenants open a white-labelled surface at yourcompany.guidedhome.co, with Apple and Android apps. This page is the product that decides what that surface may show.
It does not replace Deal Room. Deal Room governs partnership handover and property transactions between organisations. Handover Governance governs the customer journey on the same operational record.
How release is controlled
Five controls sit between the operator and the resident. Each one is a decision. None of them is a portal feature on its own.
A plot does not move until the evidence you set is present. Pack release, stage visibility and homebuyer access wait on that evidence. Incomplete plots stay with the operator.
Reservation, exchange, completion, occupation and aftercare are stages on one record. Each stage has owners, milestones and a defined view for the resident.
The handover pack is assembled from Document Assurance. Release is a control, not an email. The resident receives the pack when the evidence is present.
Operators send video updates tied to a plot and a stage. The homebuyer sees the update when that stage is live.
Letters, mentions and aftercare messages stay on the same plot record after keys move. The journey does not end at completion.
Operator capability
Handover Governance is the operator platform for the customer journey. Sales, Customer Care and Delivery govern reservation through aftercare and beyond from one plot record: journey stages, stage readiness, pack release, video updates, appointments, choices and aftercare communications. The resident app is what homeowners and tenants open. This is what decides what is released, to whom, and when.
Configurable stages from reservation through aftercare and beyond, with ownership and an audit trail on every stage change.
Sales, Delivery and Customer Care work from one sequence, not three versions of the truth.
Evidence, a named owner and a timestamp before a stage advances or anything is released to the resident.
Nothing reaches the homebuyer because someone "said it was ready." Gaps show before completion day.
Controlled, versioned pack release from the plot record to the resident surface.
The pack is a controlled release, not a completion-morning folder. You can prove what was issued, and when.
Plot- or scheme-level video updates issued from the operator platform and retained on the journey.
Progress sits on the record, not in a personal camera roll or WhatsApp thread.
Post-completion communications from the same plot: occupancy notices, DLP reminders, warranty guidance, scheduled check-ins.
Aftercare continues the handover record instead of starting a new inbox in month eleven.
Milestone tracking, team @mentions, and automated letters for buying-journey updates, stage completion, survey requests and post-completion deadlines.
The right people get the right nudge without rebuilding chase lists per plot.
Configure branded digital reservation forms your residents complete in the journey.
Reservation starts on the same governed record that will carry completion and aftercare.
Operator-side option library, decision capture, e-sign and reporting against the plot.
Choices are governed and reportable, not scattered across sales email and site notes.
Booking, push reminders, rescheduling and tracking for sales, options, aftercare and defect appointments.
Demonstrations and aftercare visits stay on the plot record with fewer no-shows.
Surveyor pre-inspections digitised end-to-end, tied into the journey and quality evidence.
Pre-inspection work feeds readiness instead of living in a separate spreadsheet.
Remote access to journey information; on-site document scanning; pre-inspection quality checklist forms; handover checklists. Site capture links to Guided Site.
Teams work the plot on site and off site without rebuilding the record later.
Live handover checklists, digital acceptance and e-signatures on the governed record.
Acceptance is evidence on the plot, not a wet signature lost in a pack.
Who it is for
Sales and Customer Care
Issue reservation forms. Capture options, upgrades and choices with e-sign. Book appointments. Release packs and video updates only when the evidence is present. Continue aftercare communications on the same plot, with milestones, mentions and automated stage letters.
Delivery
Hold pack release until the evidence is present. Run surveyor pre-inspections and checklists with acceptance and e-sign. Capture on site in Guided Site. Delivery sees the same journey stages Sales and Customer Care use. The resident does not.
Two products, one record
The resident app is what homeowners and tenants open. Handover Governance is the operator platform behind it. Do not treat them as the same product.
Connected by design
Deal Room is the governed workspace for partnership handover and property transactions. Housebuilders, housing associations and BTR operators use it when responsibility moves between organisations.
Handover Governance is the governed journey for the person who will live in the home. A plot can sit in both. Readiness in Deal Room does not release the resident pack. Pack release here does not accept a partnership transfer. Two controls. One record.
Resident surface: Homeowners and tenants use the resident app. They do not operate Handover Governance.
Partnership transfer: Deal Room records organisational acceptance. It does not replace this customer journey.
Release: Guided Home records the configured stage readiness and the release act. It does not make a legal completion decision for either party.

Questions
The resident app is what homeowners and tenants open. Handover Governance is the operator platform your Sales, Customer Care and Delivery teams use to run journey stages, milestones, pack release and aftercare. Same journey span; different users and controls.
No. Deal Room is for partnership and property transfers between organisations. Handover Governance is the customer journey to the homebuyer or tenant. Two handovers, two products, one platform.
Stage readiness. Each stage needs evidence, an owner and a timestamp before it advances. Pack release and resident visibility wait on that evidence. Document completeness is checked with Document Assurance; quality evidence comes from Inspections & Defects.
Yes. Aftercare communications, defect appointments and DLP messaging continue from the same plot that governed reservation and completion. The journey does not reset at legal completion.
Yes. Operator mobile apps support remote access, on-site document scanning, pre-inspection quality forms and handover checklists. Site capture for inspections connects through Guided Site.
