Buyers comparing snagging apps are often choosing a point capture tool. The shortlist is familiar: PlanRadar, Insite, Snagmaster, ExpertSnagging, and a long tail of punch-list products. Each can raise a ticket with a photo. The residential question is different. Does that ticket still exist, with its inspection context, after keys move, when customer care, a warranty provider or the New Homes Ombudsman asks what was found and when?

This article does not rank those products. It sets out when a standalone snagging app is enough, when a developer should keep Procore, Field View or an existing snag tool and add Guided Site, and what a 30-minute demo should prove.

Snagging software vs a continuous plot record

A snagging app is built to raise and close tickets on site. That is useful work. Photos, assignment and plan markup are category hygiene. Any serious tool in this set should do them.

A plot lifecycle defect record also ties those items to inspections, completion evidence, contractor SLAs, aftercare and, where configured, homeowner visibility across journey stages. The record has to survive DLP close and a change of responsibility. A PDF export from a snag app is not that record. Neither is a punch item that lives only inside a construction system the customer-care team does not open.

PlanRadar is widely framed as a broader construction issue and project product, not only residential snagging. Teams that already run it for site issues may have no reason to rip it out. The evaluation question is whether punch items still form a governed aftercare record once the buyer is in occupation.

Insite

Insite is typically positioned as UK construction quality and snagging, with offline capture as a buying point. That is the right problem statement for live sites. The follow-up is where a capture lands after sync: a standalone snag database, or the same plot record used for DLP, documents and homeowner visibility.

Snagmaster and ExpertSnagging

Both are commonly described around snag and defect capture, with offline use and plan pins emphasised. Those capabilities matter. They do not, by themselves, answer how the item behaves when a housing association, managing agent or customer-care team inherits the scheme.

Shared strengths you should expect

Photos, assignment, an offline claim, and plan markup. If a vendor cannot show those on a live plot, they are not in this comparison. The differentiator is not another checkbox. It is whether the capture feeds a continuous residential plot record, and whether existing site systems can stay in place.
